The UAE’s real estate sector continues to expand, with Dubai at the forefront. Data from the Dubai Land Department (DLD) for the first half of 2026 revealed a robust performance, with investments in completed real estate projects in Dubai surging by 52 percent year-on-year. This pushed the total value of these developments to Dh111 billion ($30.2 billion), up from Dh73 billion in the corresponding period of 2025. This strong market momentum has positioned the UAE as a leading global destination for real estate investment, a status affirmed by Arada’s UAE Property Investment Index released in June.

Flow, the residential developer co-founded by Adam Neumann, has secured a commercial license from the Dubai International Financial Centre (DIFC) to enter the UAE market. The company intends to launch its first projects in Dubai and Abu Dhabi by early 2027, while aggressively building out its local workforce. Currently, Flow employs 16 people in the UAE, with plans to expand to 40–50 employees by year’s end.

Unlike other developers in the region, Flow is taking an expansionary approach to hiring. Arif Shah, CEO of Flow UAE, stated the company is “doing the opposite” of industry trends by prioritizing talent acquisition. Additionally, the firm is establishing a global design and development center in Dubai, with an experience center and design studio set to open in Al Quoz by December. This facility will support Flow’s international projects, with an initial focus on the US and Saudi Arabia.

The company already has a presence in Saudi Arabia, where it purchased 1,000 residential units in 2024. Flow’s global portfolio now comprises 8,500 residences valued at $2.5 billion, demonstrating its rapid growth. The UAE entry aligns with broader investor demand for markets where completed projects are increasingly sought after.

Flow’s Dubai office will manage projects beyond the UAE, including its existing portfolio in Saudi Arabia. This scaling reflects its strategy of capitalizing on strong markets while expanding its global footprint.
